drafting and sending RLA to seller(s) for signatures
creating and uploading to your compliance system during the listing period & buyer under contract period.
coordinating photos with your seller and the photographer
obtaining disclosures during the listing period so that they are ready for buyer
ordering any pre-buyer inspections
sending MTs as needed.
managing the transition back to active status - should your transaction cancel.

switching the transaction to pending in the compliance system

Transaction Coordination - Buyer side includes:
opening escrow

reviewing the contract for signatures and terms
getting in contact with all parties
timeline management
obtaining signatures on all real estate documentation
send seller completed disclosures to buyer and obtain seller signed disclosures for your file.
staying in touch with buyer's agent or lender regarding loan approval
drafting and executing RRs, ADMs, ETAs, and NBPs
draft and execute and CC if needed
TRANSACTION COORDINATION - DUAL
$700
Score! You have both sides! However, you do not have to do twice the work with my help. Let me assist in making this sweet commission bonus easier to get for you!
MLS INPUT
$75
We all know that MLS can be such a drag and a chore. This is an à la carte choice that you can add to your listing coordination which will include having a description written (150-200 words), entering RLA terms, uploading photos, and completing property characteristic checkboxes according to photos.
DISCLOSURES WALK THROUGH
$50
Not every buyer or seller signs without any additional questions. Some would like for you to walk them through every single disclosure. I will hop on a call with them and walk them through each disclosure.
LEASE COORDINATION
$175 upfront
Leases aren't usually the preferred transaction for an agent - let me take the paperwork off of your hands.
I will ask the opposite side for signatures up to 3 times and then upload to your compliance program.

This service is to be paid upfront before the work can start.
COMPLIANCE ONLY - SALES AND LEASES
$250 upfront for leases / at close of escrow for sales
Do you only need me to upload to your transaction management system? No problem! Forward me your fully executed documents and I will log in and upload for you. This also comes with checklists of remaining needed items or action items if you'd like.

REFERRALS
$75 upfront
Don't feel like tracking down the few documents you need for a referral? Want to just collect your fee and be done with it?

Get me on the file and I'll follow up with the agent you sent your referral to and their broker to obtain docs on your behalf for your file. :)
DRAFT AND SEND OFFERS TO YOUR BUYER
$15 per offer
If you are representing a buyer during this time, you will probably be sending multiple offers on multiple properties. Send me the terms and I can draft and send offers for execution. Once signed by all parties, I will send to the listing agent and CC you.
WET SIGN SERVICE
$300
Do you have an older client who only wet signs? Is it time consuming to drive to your client and explain disclosures to them? Let me do it for you then!
ESCROW OPENING PACKAGE DOCUSIGN
$50
It's not very often that we encounter escrow companies who don't DocuSign their own paperwork to buyers/sellers but it DOES happen. In the event that it does happen, I am happy to provide to you a service many TCs refuse to do and that is to set up opening packages in DocuSign.
CHARGING BUYERS/SELLER MY TC FEE
$750/buyer & $900/seller
Due to RESPA liability reasons, I charge a higher price to your buyer or seller. However, the higher flat fee also covers more services for you.

The buyer price covers the following services: Transaction Coordination, Draft & send offers to your buyer, Disclosures Walk Through, and Escrow opening package DocuSign.

The seller price covers the following services: Listing Coordination, Disclosures Walk Through, MLS Input, and Escrow Package DocuSign.
​
Please note that if you represent both clients, they will still be charged their respective flat fees. Not all of the services will be used each time however, the price stays the same. :)

The best practice for everyone is to discuss this fee verbally with your client and I will send my TC invoice for them to sign with disclosures showing they agree to pay the fee. Then, this gets sent to escrow to disburse properly.
CO-AGENT
25% of your commission after fees for one side or 40% of your commission after fees for dual
Sometimes you need more help than an unlicensed assistant or TC can provide you with. I have solved that problem!

This service will include adding me to the contract as your co-agent under my broker, Premier Agent Network.

Services included will be:

- Up to 15 showings (buyer side)
- Coordinating Inspection Appointments and opening the Door for inspectors
- Coordinating Appraisal Appointments and opening the Door
- Hosting up to 3 open houses per month (1 weekend days, 2 weekday days)
- Performing the Agent Visual Inspection and filling your AVID
- Available weekend and weekdays evenings
- Performing final walk through
- Price also includes the following TC services: Transaction Coordination, Listing Coordination, Offer Writing, MLS Entry, Disclosure Walk Through, Wet Sign Service
